  : Typical and cosy B&B in a perfect Location for a stay in Edinburgh. We had a Family Room with 3 beds (1double, 2 single) Which was quite spacious (for typical UK B&Bs) and comfortable. Windows to the street, small bathroom in a closet. The House is old so you cannot expect noise-cancelling walls, but the other guests were all very quiet so we had a good sleep. The evening-music was a nice goodie and the breakfast was much better than expected with Toast, Jam, cheese, fresh fruits, cereal, a big pot of tea and homemade cake enough for us.If you do not expect anything modern or hotel-like but are looking for an typical oldfashioned Scottish B&B close to the tourist-attractions you will like it! The staff is extremely friendly.

  : Perfectly equipped and private single room in a good Location. The staff was very nice and everything was very clean and tidy. Felt very Welcome staying there.
  : Maybe offering more Option at breakfast, but this would be the Cherry on top.

  : Awful place, the people who have rated this at 5 stars!!? I dread to think where they stay! Terrible noises coming through walls, some kind of rumbling of a boiler or heating. it was terrible, arguing viices heard at small hours of morning, thudding of closing doors everywhere! none of the rooms have exterior door handles so they have to be pulled and thud loudly!!! Why!!!! Disgusting gunk in shower drain, dated bathroom fittings, dated wallpaper and bedding, tiny tv in corner of room, no blinds in room so no privacy. I also got bitten by something during night, all 4 hours sleep! Website is fraudulently showing photos of a cooked breakfast, we were not offered this, other guests were also shocked at the terrible ' continental' breakfast! it wasn't even that! no proper coffee either, just powder sachets! Cold slices of cheddar, and prewrapped donuts!! disgraceful fir 200 a night!!!! Owner plays odd scott music whilst playing a video in background of Edinburgh tattoo on an obscenely giant tv which dominates a small room banging on about how his house is similar design to part of Edinburgh castlle! It is not! its a terraced sandstone residential average house! Plays unnecessary scots tunes, yet no scottish breakfast! Odd place , but very poor especially for price. I will never stay again.
