  : The location is wonderful, stunning views from the veranda, the property is beautifully maintained and charming on the inside. Particularly liked the china for a proper cup of tea. Loved the location for visiting either Lynton or the funicular down to Lynmouth. Beautiful walks (some can be steep) nearby with stunning views, even in the rain. The breakfast served was first class.
  : The only difficulty for us was the access to the parking area for the hotel, it was tricky to negotiate at times and the parking was a little restrictive. Other than that it was splendid and we loved it.

  : Breakfast was very good. Good choices and quality including: fruit salad; pastries; toast; fruit juice; full English etc.Hotel was clean and communal rooms had interesting and varied decor.Staff were available when needed, but mostly stay out of sight getting on with the days tasks.Well stocked Honesty bar available. Shortish (5min) but uphill walk to town and good selection of places to eat.Lots of hills everywhere in this area though... it's part of the appeal!
  : We didn't get to try evening meal at the Seawood House as its closed on Sunday and Monday. We were happy with selection of alternatives in the town though.

  : Very good breakfast served by friendly and helpful staff.Great location just at the top of the cliff railway with a private entrance to the hotel grounds.
  : The mattress was a little uncomfortable and the pillows were quite hard.

  : No heated towel rail in bathroomn when requested was told they needed to put heating on to obtain this which was once done once reluctantly so although weather was chilly no heating at all. Very steep staircase my husband has hip and knee problems so had to lug suitcase up 2 flights very steep narrow staircase.Room was on the top floor more like an attic room, rather snug.There was no restaurant although it was advertised as having one weekdays when I asked was told very politely no they weren't serving evening meals although there was a pub called the crown in Lynton serving good pub grub and beer at reasonable prices and staff very pleasant so recommend there to eat but may need to book as they get very busy in bar area if you're taking your dog.

  : Breakfast. Hosts. Rooms had dressing gowns and blankets to use. Lovely dining room and kitchen. Nice seating outside if weather nice. Comfy room. Happy for what we paid.
  : Not boutique- rooms all decorated differently and some nice bits to communal areas but some places could do with lick of paint. Toiletries and tea/coffee/milk/biscuits in room too basic to warrant boutique tag but fine for us. I went out to buy bubble bath. Outside- tidy up paths and signage. Small advert board at bottom of drive is empty and looks untidy and large one at top near cliff railway still mentions Seawood offering afternoon tea and lunches. Evening meals are also referred to and were offered in our booking emails so this needs removing. Hot tub outside on terrace??? Would be lovely but presume not in use. Is there somewhere more suitable to store all the outdoor cushions rather than piled up by the door in lounge? I would remove the 'boutique' from the name of property.

  : Beautiful period property in a great location with stunning views over Lynmouth Bay. Excellent breakfast but evening meals not available. Parking is good. Peter and the staff are very helpful. Very comfortable room with great views.
  : It wasn’t clear when booking that evening meals were no longer available and I was under the impression that there was a bar but there wasn’t though there was an honesty bar and fridge with most drinks available. Wine choice was bang average at best.
