  : Decent sized property. 3rd floor up but there was a lift. Nice location bordering the "pine forest" (with a play park, cafes, bike hire, walkways, small fairground rides, pond with ducks, etc) and about 200 metres to the promenade at the beach. A small supermarket is 6 minutes through the pine forest, the Kitchen was well equipped with gas hob, fridge/freezer, dishwasher, washing machine etc. Beds comfortable. Easy check in with English speaker but normally expect to speak Italian. A gorgeous place to visit, stunning to stroll along the marble promenade which was never busy.
  : 200 metres to the beach but you cannot go to the beach there. Viarreggio (like a lot of Italy) has private beaches and there are only a couple of beaches you can use without paying (sometimes 40Euros per person, per day); one is a decent size but a 20 minute walk, the other is 45 minutes away (we didn't go there so can't comment) or there is one at the docks which is a 3 metre strip with rocks next to a busy walkway (ie not suitable). A bizarre (but usual for Italy) arrangement. The bathroom was on the small side.
