  : -Excellent location only around 15/20 mins walk to the city centre-under floor heating-large dining table- great for our dinner party -large bedrooms -clean and modern - spacious stay for our family
  : Garden is in need of an uplift We had issues with the shower drainage in the bathroom on the middle floor

  : Good location ,not too far from city centre but taxis used were not too expensive if worried about the weather. Facilities were spot on ,very clean and tidy.

  : it was so easy to get into York centre
  : Tiny moan.. Dishwasher needed salt and rinse aid so didn't clean the dishes properly and they had to be hand washed

  : The bathroom is lovely. Good location, close to a bowls green, playpark, lovely cafe (2 many wines) and a co op. Bedrooms are nicely put together. Decent pillows. Overpriced
  : Heating seemed to be set to sauna mode and kept jumping back to 22 when we tried to turn it down. It's a bit odd to call it boutique when there's paint coming off some of the walls and argos furniture. It's a bit tricky with the dining table being on carpet. When we arrived the cleaners were running late so we had to wait a bit and then negotiate wet floors with small children. For the price you'd normally see a nice welcome basket with some essensials in it
